Our conceptual design discovery services involve working closely with our clients to develop an overall vision for their project. We take into account factors such as the site, budget, and functional requirements to create a design that meets our clients' needs and exceeds their expectations.

Before moving forward with a design, we conduct a thorough site analysis and feasibility study to ensure that the project is viable. This stage involves analyzing the physical characteristics of the site, zoning requirements, and other environmental factors that could impact the design. Some of these factors include topography, climate, vegetation, predominant wind direction, presence of water and even soil quality,

Once we have a clear understanding of the project requirements and site characteristics, we move on to schematic design. This stage involves creating rough sketches and diagrams to help our clients visualize the proposed design. We also integrate energy efficiency right from the start by considering building massing, orientation and construction methods.

As we development the design further, we incorporate structural, mechanical, and electrical systems into the plans. At this point we spend time focusing on enhancing cooperation between trades to produce a smoother construction work flow.

Our construction documents services involve creating detailed plans and specifications that contractors can use to bid on and build the project. We even help our clients solicit bids from contractors and negotiate contracts with them during the bidding and negotiation stage, if so desired.

During construction, we provide construction administration services to ensure that the building is constructed according to the plans and specifications. Depending on the project, we can conduct site visits, and perform project management and contract administration to ensure that the project stays on schedule and within budget.

Conducting a post-occupancy evaluation is also typically done to assess the performance of the building and identify opportunities for improvement in terms of energy efficiency, indoor air quality, and other sustainability factors.
